How to Build a Rehab Scope of Work for a House Flip

A strong rehab scope connects underwriting to procurement. It tells contractors what you expect without forcing every bidder to interpret a different walkthrough conversation.

Organize by trade and location

Break the property into meaningful scopes: demo, framing, roof, exterior, electrical, plumbing, HVAC, kitchen, baths, flooring, paint, trim, site work, and permits.

State finish level and owner purchases

Resale-grade product assumptions, appliance responsibility, fixtures, cabinets, counters, flooring, and hardware should not live only in your head.

Ask bidders to mark deviations

Require contractors to identify exclusions, substitutions, allowances, and assumptions instead of quietly changing the scope to fit their preferred approach.
