Exclusions can move cost back to you

Permits, demolition, painting, finish materials, delivery, disposal, patching, engineering, and temporary protection are common examples. If one contractor includes them and another does not, base prices alone are misleading.

Ask for boundaries in writing

A clear exclusion is easier to budget than vague language such as 'by owner' or 'as needed.' Ask what triggers extra cost and how additional work will be priced.
