A clear description of the work

The bid should describe what the contractor is pricing with enough specificity that you can later tell whether work was included. Room names, major tasks, material assumptions, demolition, disposal, trade work, finishing, cleanup, and exclusions matter more than a long page of vague construction language.

Price detail and allowances

Not every project needs a line-item cost for every screw, but major allowances and uncertain items should be identifiable. If cabinets, tile, fixtures, lighting, or appliances are placeholders, know the dollar amount carried and what the allowance covers. A low allowance can make the initial price look artificially attractive.

Payment schedule and timing

The bid or contract should explain when money is due and what milestone triggers each payment. It should also address the expected start, duration, and important dependencies. A calendar date may move, but vague timing makes comparison and accountability harder.

Exclusions, permits, warranty, and changes

Ask what is specifically excluded, who is responsible for permits and fees, what warranty is offered, and how changes are priced and approved. Many expensive disputes begin with something both sides assumed the other person understood.
